Job Summary: The General Manager is responsible for the overall management for South Gate Properties Ltd, and leading all phases of operation of properties, which includes; property management, building operations, business development and marketing, supervision & coordination, administration of all daily business operations including general maintenance, and any related operations of the property. Southgate Properties Uganda seeks to hire a qualified hands-on General Manager with solid knowledge and experience in the real estate industry.
Key Duties and Responsibilities:
Construction Operations:
- Responsible for overseeing all maintenance operations and repairs at the properties including emergencies.
- Schedule construction project in logical steps and budget time required to meet deadlines.
- Confirms timely, efficient completion of all service requests.
- Inspect and review construction projects to monitor compliance as per approved and detailed contracts and plans
- Obtain all permits and licenses for properties.
- Oversees construction, make recommendations to eliminate potential problems and improve building operations.
- Ensures that proper key control systems and procedures are in place at all times.
- Ensure safety of all key construction agreements and plans for reference by the Board.
Property Management
- Responsible for the physical management of the property.
- In charge of performing preventative property maintenance to keep the property functioning in top condition.
- Keep large network of reliable service providers e.g. plumbers, electricians, carpenters and other contractors.
- Manage all contracted services to support the property.
- Scheduling regular property inspections and address operational requirements of the properties.
- Ensure the entire building complex is in excellent appearance and well-maintained. All facilities, equipment, and material is in excellent order and working condition.
Marketing and Business Development
- Ensure professional, efficient and profitable marketing and promotional operations of the facility.
- Manage the day to day business operations and solicit new sources of revenue on & off the venue property.
- Overall operations management of the facility, including purchasing, policy and systems administration, booking, finance, food & beverage, maintenance,
- Ensure development, coordination and management of all aspects and strategies for the facility.
- Ensure the properties are positioned for future growth by understanding market changes such as demographics, competition, community and governmental issues, as well as, economic development plans.
- Developing emergency response plans for all facilities.
- In consultation with the property owner, setting rent levels.
- Handling Leases – setting the length of the lease and making sure it has all the necessary provisions to protect the owner.
- Collecting Rent to ensure optimal cash flow and strictly enforce on-time payments and late fees penalty where applicable.
- Finding and screening the tenant, provide good customer care and service.
- Handling complaints, emergencies and deal With Evictions – in case of breach of the terms of a lease.
- Develop proactive solutions to client/tenant requirements
Supervisory Function
- Provide oversight and supervision of all staff including, Security.
- Making sure all other employees and contractors are doing their job.
- Demonstrate leadership in words and actions, including training, assigning work, performance appraisal and corrective action, addressing issues head on.
- Ensure that Company Policies and Procedures are being followed correctly and consistently by staff.
- Ensure timely and accuracy of any forms and reports.
- Looking after vacant properties to make sure there is no vandalism and perform routine maintenance.
Human Resource Support
- Schedule working of on-site staff.
- Train and develop subordinates
- Motivate by giving consistent feedback
- Conduct staff meetings.
- Ensure Performance Evaluations in accordance with agreed review cycles.
- Identify development gaps in all direct reports.
- Administer disciplinary action when necessary and document accordingly with Human Resources
Financial Reporting and Budgeting
- Ensure oversight supervision of finances and budgets for the facility and maintaining all pertinent records.
- Ensure timely & accurate preparation and submission of the financial reports required on weekly, monthly, quarterly and annual basis.
- Prepare and manage each property/facility annual capital and operating expense budgets
- Forecast appropriately and anticipate future windfalls and risks to the budget.
Qualifications, Skills and Experience:
- The applicant must hold a Master’s degree and preference for a Business-related degree.
- At least five years of experience at managerial level
- Proven skills in Client and Staff relations management.
- Experience working with budgets, work-plans, and supervising company property operations;
- Experience in financial analysis, forecasting and Strategy.
- Strong ability to lead and influence a diverse group of people
- Strategic business orientation while maintaining attention to detail
