Key Duties and Responsibilities:
- Define the Asset Management strategy that will provide clear direction, establish pipeline priorities on site acquisition, land lord management and Asset retention.
- Manage all activities for site acquisition and permitting related to Build-to-Suit program and legacy acquired sites.
- Oversee technical and legal due diligence and documentation handover related to new tower acquisitions as well as programs to secure landlord consent from all landlords.
- Partner with cross-functional groups including Sales, Development, Project Management, and Operations and Maintenance to analyse key site-specific information to support in business development and sales opportunities evaluation.
- Ensure all land leases that fall within the Company’s critical operating pipeline are renewed in a timely manner and within set parameters.
- Oversee and manage all lease extension steps, milestones, timelines, and required support resources.
- Set guidelines for Asset Management to determine best approach and specifics based on but not limited to asset location, competing infrastructure, tenant make-up, churn risk, revenue, cash-flow, and contract terms.
- Train negotiators on best practice negotiations and analysing site Profit and Losses (“P&Ls”); provide assistance to negotiate complex and/or escalated site issues.
- Cost Management – Land acquisition, ground renewals & expansion & permits.
- Manage high level relationships with key stakeholders including governmental and non-governmental agencies, internal business leaders, strategic outsourced partners, technology partners etc.
- Manage all asset-related data and document including systems such as Asset Manager, Collocation Workflow and OASIS.
- Ensure all ground leases are abstracted into Oracle and all recurring ground lease payments are made timely each month.
- Develop and engage the team in order to grow in career and retain good talent.
- Provide overall team leadership relative to setting clear direction, establishing pipeline priorities, negotiation training, goal setting, goals and objectives and providing on-going coaching.
Supervisory Responsibilities:
- Supervise and manage the performance of direct reports as well as contractors and sub- contractors
- Proactively identify and resolve personnel issues in conjunction with Human Resources
- Recruit, develop and retain staff, partnering with Sr. Management and Human Resources. This includes on-boarding and orientation for new hires.
- Provide disciplined performance management for team.
- Define and communicate annual goals, perform formal and informal performance reviews, and ensure changes and updates are communicated in a timely and professional manner.
- Create strong collaborative team environment.
Qualifications, Skills and Experience:
- The ideal candidate for the Head of Asset Management job placement must hold a Bachelor’s degree (required); law degree a plus
- At least five years of experience in the wireless tower industry required
- Five years of negotiating experience required; negotiating experience in the wireless tower industry strongly preferred
- Prior supervisory experience required
- Working knowledge of the wireless tower industry including tower siting and construction, land, tenant and tower related documents, permitting, engineering and EIA/CAA compliance required
- Effective verbal and written communication skills and must be able to communicate to executive levels
- Excellent negotiation/influence with over the phone contract negotiations
- Self-motivated, able to work in a team and independently
- Excellent attention to detail, organizational and analytical skills will ensure that practices, policies, procedures are well documented and stored centrally
- Detail oriented, able to multitask and meet time-sensitive deadlines
- Excellent follow-up skills
- Strong problem-solving skills
- Strong computer skills including Microsoft Office suite
